The Design Guidelines (the "Guidelines") outline opportunities and constraints associated
with the construction of new homes in Countryside Ravines located in the CRE - Country
Residential Estate Land Use District in the northeast quadrant of Parkland County (the
"County"). The Guidelines will direct designers, homeowners and new home builders toward
appropriate building forms and detail.
The Guidelines have been developed to ensure an attractive and cohesive appearance for the
homes in Countryside Ravines. The Guidelines will create a sense of community reflecting
the high quality and standard of development for the area and will help to secure the
preservation of the new home value. The general architectural theme for Countryside
Ravines favours traditional or neoclassic designs with meticulous attention to detail. House
type, sitting and setbacks will be controlled to ensure compatibility with adjacent homes.
The decision regarding a house plan's conformance with the Guidelines rests solely with the
developer, Mara Developments (2002) Corp. ("Mara"). Interpretation of any specific part of
the Guidelines is strictly Mara's right acting in conjunction with the recommendation(s) of
the Designated Consultant(s) appointed by Mara.
"Designs of Merit" which do not strictly follow the Guidelines will be given consideration
however; acceptability of such designs will rest solely with Mara. Submission of preliminary
drawings illustrating such creative designs is encouraged.
